Single-family homes, condos, and townhomes closed within the city of Austin, compared year-over-year. Compiled monthly by The 247 Broker directly from Unlock MLS records — not a modeled estimate.
Median price and total sales compare July 2026 to July 2025 — both are computed directly from closing records, so the year-over-year figures are exact. Active listings and months of inventory are a live snapshot (Aug 27, 2026) — this is the first report in an ongoing monthly series, so year-over-year for those two will be available starting July 2027. Active listings ÷ trailing 3-month average of monthly closed sales (May–Jul 2026: 1,125 / 1,113 / 1,032, avg 1,090).
What “4,544active listings” actually counts.
The headline stats on this page are City of Austin, single-family / condo / townhome closings only — the apples-to-apples scope most published Austin market stats use. Zoom out and the Unlock MLS feed is much bigger:

Austin's median close price held roughly flat this July at $575,000, essentially unchanged from a year earlier ($585,000, -1.71%). Sales volume picked up meaningfully — 1,032 homes, condos, and townhomes closed within the city this July versus 907 in July 2025, a gain of 13.8%.
Homes are also moving faster: median days on market fell from 34 to 30. With 4,544 active listings on the market as of Aug 27, 2026 against a trailing three-month average of roughly 1,090 monthly closings, current supply works out to about 4.2 months — a figure we'll begin comparing year-over-year starting with next August's edition.
