Austin's median close price held roughly flat this July at $575,000, essentially unchanged from a year earlier ($585,000, -1.71%). Sales volume picked up meaningfully — 1,032 homes, condos, and townhomes closed within the city this July versus 907 in July 2025, a gain of 13.8%.

Homes are also moving faster: median days on market fell from 34 to 30. With 4,544 active listings on the market as of Aug 27, 2026 against a trailing three-month average of roughly 1,090 monthly closings, current supply works out to about 4.2 months — a figure we'll begin comparing year-over-year starting with next August's edition.
