August is running behind July's completed pace, but the month is only 27 days in — 680 Austin homes, condos, and townhomes had closed by Aug 1 – Aug 27, 2026 at a median price of $560,000, compared to 787 sales at $584,990 over the same window a year ago. Both comparisons will narrow as the remaining days of the month file into the MLS.
Days on market continues to compress meaningfully — down from 48 a year ago to 36.5 so far this month. With 4,544 active listings against a trailing three-month closing pace of roughly 1,090 per month, current supply sits at about 4.2 months.
